You may have people stay at the farmhouse
and have the wedding last into the
wee hours. It's your big day and we want you to
enjoy it to the fullest. The only rule is that the music
be turned off by midnight. All
trash and recyclables and any clean up of the farmhouse and barn
and surrounding land will be taken care of by us. We
expect that the property will have wear and tear, but it
must be within reason. We ask
that any items left at the site on the evening of the wedding
(candles, decorating items, etc.) be picked up no later than
12 noon on Sunday. Check out time for any guests at the
farmhouse is also by noon on Sunday.
In order to secure your date we must receive your deposit
within 10 days of receiving the contract. We reserve the
right to open the spot if we do not receive the deposit in a

Dates will be printed onto the website when contract
and deposit are both received. Due to high demand please make sure
you send the contract and check back within 10 days or we may be forced to give
your date away.

- Price includes use of
the barn with two hundred chairs, twenty-five 5 foot rounds tables, and 3,
eight foot foot banquet tables provided for your use.
Depending on how you would like the site set up, the maximum capacity will
vary. If you would like to have the reception inside- the site has a
maximum of 150-170 or so ( the barn has 2800 square feet of dining area (when
you add the dance floor space)- that makes room for seventeen 5 foot
rounds- each table can fit from 8-10 people). If you would like to
have the ceremony inside and set a tent up outside, for the reception
(usually the best choice for summer) you can have a maximum of 200.
- The farmhouse is also included in the
rental. There is a small kitchen, two full bathrooms, and three bedrooms.
The bathroom facilities must be limited to use by the house guests only and
not the wedding guests because the farmhouse septic can't take that kind of
- Wedding quality bathrooms will need
to be rented for your occasion. We list a few places on our Local
Amenities page .
- The out-building can be used in any
manner you feel is most effective for your occasion. It is most
popularly utilized by caterers to prep and distribute food. There
is a door on the side facing the barn for the caterers. There is
electricity, lighting ,and a refrigerator in the out-building as well.
- Electrical needs: the barn has 120
amps and the outbuilding has 40 amps. The farmhouse has an additional
20 amps of power if need be. If you are planning your wedding and find
you will have
extensive electrical needs, generators can be rented from Vermont Tent.
- All rental items are the
responsibility of the renter. See our Local Amenities page to access
many suggestions from DJ's to flowers. There are also several wedding
planners listed that know the area and businesses very well and can plan the
entire wedding for you.
- Camping is allowed at the site but
only in designated areas. Please contact us and we will direct you
once you book the site.
- Because we are located in the
vicinity of a working dairy farm we are not
able to allow fireworks at the site,
even in the far fields. The cows get very agitated and we have
promised the farmer we would not allow it. Sorry for the
- All live music/DJ must start wrapping
up at 11am. All amplified music should be off by midnight and doors
shut to the barn as a respect measure for our neighbors.
- A non-refundable deposit of half the
rental price is due at the time of the reservation. The remaining
balance is due no later than four weeks prior to the event.
